COMMUNITY

A master-planned community is a large-scale residential development that includes amenities for its residents. These amenities, such as swimming pools, fitness centers, social buildings, and dog parks, are what distinguish a master planned community from a typical housing subdivision.
Sandbrock Ranch is located in Aubrey, TX. While maintaining its small town charm, Aubrey is part of the fast growing 380 Corridor which offers every day conveniences, a wide variety of retail and restaurants options, and easy access to employment centers in Frisco and Plano.

Aubrey, TX is 38.4 miles north of Dallas. Our location is easily accessible via I-35 or the Dallas North Tollway.

The total size of the property is 2,400 acress, with approximately 800 acres developed into total size of the community. About 150 acres is dedicated green space in the way of an event lawn, a recreational field, a dog park, and neighborhood pocket parks. Any remaining acreage is dedicated to land conservation.

Jean Ann Brock and Rod Sanders are the brother-sister developers of Sandbrock Ranch. They have been building award winning homes throughout Texas for over 35 years.

Sandbrock Ranch will build approximately 2,400 homes.

A move-in-ready home (also known as a quick move-in or QMI) is a home that is under construction or already completed and ready for you and your family to move into as soon as you’ve closed on the house.

HOA

A homeowners association is an organization responsible for enhancing the lives of a community’s residents and for safeguarding property values of the homes within the community. It does so by establishing rules and guidelines for maintaining the community’s overall appearance, overseeing the maintenance and repair of amenities and other community assets, and coordinating activities and events for residents.

The current HOA assessment fee at Sandbrock Ranch is $924 annually. Fees are paid in quarterly installations of $231 each.

HOA dues finance community management and staff, amenity maintenance, operations and repairs, common space landscaping, and lifestyle programming and activities.

A lifestyle management team under CCMC, a community association management company, manages the day-to-day operations of Sandbrock Ranch and its homeowners.

Our full time, on-site lifestyle director is our very own director of fun! This person oversees and implements all of the activities and programming that keep our residents engaged and connected. Activities include gatherings such as fitness classes, wine tastings, cooking demonstrations, arts and crafts, family fun nights, and seasonal celebrations.

RESIDENT INFO

Sandbrock Ranch is zoned to the acclaimed Denton ISD. Residents currently attend:

  • On-site Sandbrock Ranch Elementary School
  • Cheek Middle School
  • Braswell High School

The current total tax rate is 2.29:

  • Denton County: 0.189485
  • Denton ISD: 1.159200
  • Denton MUD: 0.95

A MUD (municipal utility district) is a special government entity created by the State of Texas. The MUD tax takes place of the typical city taxes. The tax rate for Denton MUD #6 is 0.95 per $100 of assesses property valuation. The main function of a MUD is to install and maintain infrastructure for water, drainage, and sanitary sewer facilities when property fall outside of a city’s jurisdiction.

**Mustang Special Utility District is a SUD, which is a non-taxable entity that provides water and sewer services to Sandbrock Ranch but is not connected to MUD #6.

Denton County tax rate is 0.189485 per $100 of property valuation.
